Our verdict

Asterra Estate funds one residential development, Asteres Village in Ādaži, Latvia, controlled by the platform's own owner, Edgars Putnis. The project is visibly being built, Industra Bank agreed in April 2026 to refinance finished homes, and Asterra says the owner has put EUR 1.4 million of his own money in. But the Estonian company you lend to has EUR 10 of share capital, reported a EUR 312,036 loss for 2025 in a late, unaudited filing, and changed its loan terms in May–June 2026 to add qualified subordination: lenders are paid only after all ordinary creditors, and nothing if assets fall short. It runs on the same White Label Solution software as Ventus Energy, which BaFin ordered in May 2026 to wind down unauthorised deposit business.

What works

  • Asterra says the owner has put over EUR 1.4 million into land and development and contributes at least 10% equity to each project
  • A visible, progressing project: stage 1 infrastructure is complete and 11 homes are built
  • Industra Bank's April 2026 refinancing agreement brings outside money that repays or moves lenders when homes are finished
  • Monthly performance reports, and a risk statement that says plainly that lenders may receive nothing and bear the risk of total loss

What doesn't

  • Since the May–June 2026 change your claim is subordinated: paid only if the borrower's assets exceed all non-subordinated liabilities, and treated as economic equity
  • No licence, no supervision and no compensation scheme; the contracting company has EUR 10 of share capital and lost EUR 312,036 in 2025
  • One project and one owner who controls the platform, the borrower and the entity said to hold the collateral — no diversification of any kind
  • No secondary market, early exit depends on new lenders funding the same project, and rates, minimum and loan-to-value are visible only after login

Who this is for

Only for investors who have checked Asteres Village themselves, accept subordinated terms with a EUR 10 company, and keep a position small enough to lose in full.
